    Canada First-Time Buyer Rules Differ

If you're considering your first home purchase in Canada, it's important to know that the definition of a 'first-time buyer' isn't as straightforward as it might seem—especially here in Ontario. Federal programs often base eligibility on whether you've owned and occupied a home in the current year or the previous four calendar years, and even a recent separation can play a role. On the other hand, insured mortgage rules may offer some flexibility if you've never bought, haven't lived in an owned property recently, or have separated. However, Ontario's provincial rules are more rigid. Here, the land transfer tax refund is generally off the table if you've ever owned property, regardless of how federal definitions might view your situation. As a broker focused on Ontario homes and condos, I always recommend clarifying which definition applies to your circumstances before making any decisions—this can make a significant difference in the benefits you're eligible for when buying a home in Canada.
